Position: Property Manager
Experience: 5 years plus
Salary Range: Negotiable
Requires: Active brokers license,
Location: DTC, Cherry Creek
a. Duties and responsibilities will include, but will not be limited to:
i. Responsible for the management and maintenance of a portfolio of medical and commercial office buildings.
ii. Establish and maintain positive tenant relations that foster long-term relationships, high renewal rates, and relationships with the medical community at-large.
iii. Employ strong communication tools and procedures to communicate with and support the efforts of the tenant service coordinator/office manager.
iv. Employ strong communication tools and procedures to communicate with and support asset management and leasing brokers in their efforts to lease vacant suites.
v. Provide timely and accurate financial data/input to property accountant and maintain and support strong communication with the property accountant.
vi. Ensure properties are maintained in a Class A manner.
vii. Develop annual operating and capital budgets and manage their implementation.
viii. Prepare monthly financial statements including operating expense reporting and related variance analysis/narratives with a strict adherence to established formats, completion deadlines and reporting procedures.
ix. Manage the bidding, contracting, hiring and construction for capital, tenant improvement, and maintenance projects with a strict adherence to the approved budget.
x. Supervise the planning, coordination and design for capital, tenant improvement, and maintenance projects and serve as a tenant liaison and resource for such projects.
xi. Schedule property maintenance.
xii. Be familiar with tenant leases in portfolio and manage to the language of tenant leases.
xiii. Bid, negotiate, contract for and manage vendors and service contracts.
xiv. Lease administration – manage to the language of tenant leases.
xv. Maintain well organized electronic files (and/or paper files when appropriate) for all property management related services, i.e., tenant files, vendor contracts, property information, financial statements, etc.
xvi. Collect all income from the properties and develop, implement and maintain consistent collection procedures.
xvii. Participate in the development of operational, financial and lease administration processes.
xviii. Establish, maintain and oversee effective staffing and management systems.
xix. Other duties as may be assigned from time to time.
xx. These job duties may be amended by FSB PM at any time in its sole discretion.
b. Requirements of the position will include, but will not be limited to:
i. Ability to conduct the job with a wide degree of creativity and handle a high degree of latitude is expected.
ii. Posses a familiarity with a wide variety of the field's concepts, practices, and procedures.
iii. Ability to rely on extensive experience and judgment to plan and accomplish goals.
iv. Focus and priority placed on excellent customer service and relationship building with tenants and the medical community at-large.
v. Possess exceptional organizational and time management skills; be extremely detail oriented.
vi. Ability to multi-task successfully by managing many tasks, projects, and people simultaneously.
vii. Be self-driven, results-oriented with a clear focus on clear communication, follow-through, quality and meeting deadlines.
viii. Able and willing to work with minimal supervision and recognizing, as importantly, when it is appropriate to ask questions.
xiv. Demonstrate excellent written and oral communication skills.
x. Be able to work successfully with many different personality types and possess strong conflict resolution skills.
xi. Be able to work successfully in both individual and team environments.
xii. Able to physically access all areas of a property i.e., including, but not limited to, roofs, basements, mechanical rooms, confined spaces. Able to access these areas using various modes available, i.e., elevators, ladders, crawl spaces, etc.
xiii. Technical competence: Microsoft Word, Excel, Yardi, Microsoft Outlook.
xiv. Proficient in all aspects of accounting necessary for the operation of and reporting of all financial matters related to the properties.
xv. Strong employee management, communication, and assessment skills.
xvi. Operational knowledge of construction materials and practices, mechanical and building systems, property management best practices.
xvii. Other duties as may be assigned from time-to-time.
xviii. These requirements may be amended by FSB PM at any time in its sole discretion.
c. Your reporting responsibilities for this position will be to the Director of Property and Asset Management.
d. You must comply with all FSB PM rules, policies and procedures, which may be amended by FSB PM at any time in its sole discretions.
